Points to consider before booking a PG in Gurgaon

Gurgaon is one of those places where the PG you book on paper and the PG you eventually move into can feel like two completely different entities. This is especially true when searching for a PG in Gurgaon, where listings often look perfect online but may not reflect the on-ground reality. Part of this is the scale of construction – most of the sectors are new, and many PG properties are picturistically presented in photos but may be located in areas with patchy connectivity or require a 25-minute auto ride to reach the nearest metro station. Before making a commitment, here are the points you need to verify in practice:

Decipher which Gurgaon you are signing a lease with

Gurgaon is a single city; it’s more like three or four loosely joined together. Cyber City and Sector 29 regions are mainly for the corporate professionals and their glass offices. These would obviously come with a premium rent. DLF Phase 1-5 are old sectors of Gurgaon and most likely to be well populated with professionals and families. For cheaper PGs you would need to check sectors closer to Sohna road or towards the New Gurgaon regions, which might lack certain infrastructure. So verify for road condition, water supply and the development around.

If your workplace is in Udyog Vihar or Cyber City then commute convenience should be of much importance rather than the rent difference between sectors.

Cross check the metro and road connectivity well

Gurgaon is connected by its own metro, the Rapid Metro, and also the yellow line of Delhi Metro. However, they cover only a portion of the city and Gurgoan’s roads on the NH-48 and Golf Course road witness immense traffic jams from 5PM-9PM turning a 15-minute ride into 50. If you do not have your own vehicle, try to calculate the time that your daily commute may take and if the building is closer to a metro station or the roads around are feasible.

Check the water and power backup facilities thoroughly

This is much more important for the newly developing sectors of Gurgaon than most tenants realize while booking a PG. Several areas still face issues with water supply and are dependent on water tankers to fill the storage tanks in the building. Find out the water source and if there are frequent issues with the water supply. In the same way find out whether they have a generator which works and covers all essential appliances like fan, lights and a geyser as power cuts occur and electricity would not be restored instantly.

Clarify who runs the PG and what’s their service level

Most of the Gurgaon PGs are owner-operated where the owner is mostly residing outside the city and the day-to-day work is managed by a caretaker. This could be good or bad. However, they will be delayed in response when something goes wrong or needs fixing. But professionally managed PGs that has an operational team would work better for you because these firms manage everything from cleaning, maintenance to all the issues, therefore offering consistency which is necessary while you are in a new city. This is the reason why brands like Stanza Living have gained a lot of ground in Gurgaon, since these providers offer all-around management.

Look closely into the deposit and notice period terms

The security deposit in a Gurgaon PG varies hugely from one another. So is the clause where you receive your deposit back. Clarify what exactly is classified under “damages” and if they provide you with a specific time limit after vacating, for your deposit to be refunded. It is better to get it written, although if the PG is well managed it may be well outlined.

Take a look at the PG at your scheduled time of arrival

What seems fine during the day can be drastically different in the evening. Check if the locality has decent street lighting and if it’s safe to walk up to the main road where you might need to hail a rickshaw. If you’re a woman and are concerned about safety, then it’s important to check all this by visiting the property at around the time you plan to be returning from office. Speak to other residents and get a clearer picture.

Conclusion

The extra effort that one invests before signing a PG contract in Gurgaon proves to be valuable, mainly due to the disproportionate growth and development in certain sectors compared to the others. It’s best to confirm the locality as much as you can and ask relevant questions about the water, electricity and who’s operating the PG on a day to day basis. Sometimes it might be better to pay a higher price for a PG that is professionally run and is well-maintained as compared to one that is not maintained well and brings nothing but a series of issues in return.
